Property Management Services

Marketing

  • Establish fair rental values by analyzing comparable rentals in the local market.
  • Develop marketing and advertisement strategies to fill vacancies.

Tenant Relations

  • Daily management of tenant matters.
  • Supervision of all maintenance and repairs.

Property Management

  • Handle all aspects of the lease agreement including showing the property, pre-qualifying applicants and preparing lease documents.
  • Conduct regular property inspections.
  • Advise owner on capital improvements to the property and supervise all project renovations.
  • Provide on-site management, if deemed necessary.

Financial Accounting

  • Maintain monthly rent roll with information on rent, fees and rent losses.
  • Provide customized regular reports as well as annual reports for taxes. Monitor expenses, approve bills and disburse funds including proceeds to investor/owner.
  • Collect, maintain and repay security deposits in accordance with local statutes.
  • Enforce strict rent collection policy that has shown a 97.2% success rate.
  • Prepare and analyze financial statements and monitor operating budgets vs actuals.
